There is a well-documented pattern in hotel distribution sometimes called the billboard effect: a property listed on a large travel platform sees more direct business, not less, because the listing works as advertising. Guests browse on Booking.com or Expedia, narrow to two or three names, then leave the app and search the hotel itself. It is to be the better answer at the one moment the guest is already looking for you specifically.

Most of the work is unglamorous. Room types become separate URLs with occupancy, bed configuration and amenities in structured form, because that is what a guest filters on and what a machine can match. Rates, taxes and cancellation terms live in one place and feed every surface that quotes them, so your site, your booking engine and your Google feed never contradict each other. The direct offer is written as text with numbers in it, not stamped as a badge in a corner. None of this requires a bespoke build any more, which is the point of a website builder that understands the property type rather than one that treats a hotel as a brochure with photographs.

That search is cheap to win because almost nobody else is bidding on your name, and it is the only booking on which you keep the whole tariff.

Can I put a lower rate on my own site than on Booking.com?

Check your contract first. Many OTA agreements in the US still carry parity clauses that restrict the publicly visible rate you may show, and breaching one can cost you ranking on the platform or the account itself. The workable route most independent hotels take is value rather than price: breakfast included, later checkout, free cancellation nearer the date, or a member rate visible only after sign-in. Ask your own lawyer how your specific clause reads.

How do I get my rooms into the Google hotel box?

Through Hotel Center, either directly or via a connectivity partner or channel manager. Free booking links have been available since 2021 alongside paid Hotel Ads, and many independent properties in the tricity have never enrolled, which is why the module shows only Agoda and Expedia for their rooms. The requirement is a rate and availability feed that matches your site. If they disagree, the listing gets suppressed.

Will a new website cut our OTA commission next month?

No, and you should be suspicious of anyone who says it will. Direct share moves over quarters, not weeks, and it moves first among repeat guests and people who already know your name. The apps will keep supplying most of your genuinely new guests, and that part of the bill is money well spent. What changes is that you stop paying full commission on the loyal ones.

Should every room type really have its own page?

If you sell it as a distinct product with a distinct rate, yes.
